Information, not a project agreement

This website describes the company's services and gives you a way to ask for an estimate. It does not create a contract, guarantee a date or set a price. The written proposal or contract for your job will state the agreed services, materials, timing and price.

Service availability

The town lists describe the established service area, but availability can still vary with access, job size, season, weather and current workload. We confirm availability directly before either party relies on a date.

Estimates, site conditions and change orders

An estimate is based on the information and site conditions reasonably available when it is prepared. Underground utilities, drainage, soil, access, permits, concealed conditions, customer-requested changes, material availability and weather can affect scope, timing and price. Any material change should be agreed directly and documented. Nothing on this website promises a fixed result for living plants, lawns, drainage, snow events or conditions outside the contractor's reasonable control.

Photographs and content

Project photographs show real jobs from the company archive. They are examples, not promises that every site will produce the same result. Some older images have been carefully restored for color, exposure, clarity and presentation. Restoration is not used to change the landscaping or invent a finished result. Any AI-generated representative service image is clearly identified and is not presented as a company project. Site content, the company name and the refreshed logo may not be reused in a way that suggests authorization or affiliation.

Safe and lawful use

You may browse and link to the public pages for ordinary use. Do not scrape or commercially republish the site, probe security, introduce malicious code, impersonate another person, interfere with service or use the estimate route unlawfully. Third-party names and marks belong to their owners; no affiliation is implied by a factual reference or link.

Disclaimer and liability

To the fullest extent Pennsylvania law permits, the public website is provided “as is” and “as available,” without warranties about uninterrupted availability, completeness or fitness for a particular project. Robert O'Sullivan Landscaping Contractors is not liable for indirect, incidental, special, consequential or punitive loss caused solely by reliance on general website information or an external service. Nothing excludes liability that cannot lawfully be excluded. A signed proposal or contract governs the actual work.

Pennsylvania law

These website terms are governed by Pennsylvania law, without regard to conflict-of-law rules. Any dispute about contracted landscaping work remains subject to the specific written agreement and any mandatory law. If one website term is unenforceable, the rest continues.
